McMahon prepared a traffic analysis for Standard Pacific Homes (now CalAtlantic) for the Bruschi property located between County Line Road and Loxahatchee Road west of Nob Hill Road, in the City of Parkland. The site was vacant. The proposed development, with an anticipated buildout year of 2018, will include 458 single‐family dwelling units.
This traffic study evaluates the traffic impacts associated with the proposed development on the surrounding roadway network. This analysis evaluates the traffic impacts for three scenarios:
• Existing (2011) traffic volumes.
• Background (2018) traffic volumes.
• Total (2018) traffic volumes (background traffic plus project trips).
